Miraloma Park

A hillside neighborhood with views, space, and a strong sense of community

Miraloma Park sits near the geographic center of San Francisco, tucked between Glen Park, Sunnyside, Forest Hill, and Mount Davidson. Known for its winding streets, hillside setting, and predominantly single-family homes, the neighborhood offers something increasingly hard to find in the city: more space, quieter streets, garages, yards, and sweeping views—all while remaining connected to the rest of San Francisco.

Why Buyers Love Miraloma Park

The Feel of the Neighborhood

Winding hillside streets, dramatic views, classic homes, and a friendly, down-to-earth feel. Miraloma has a strong neighborhood identity—residential and peaceful, but less tucked away than you might expect.

Day-to-Day Living

Morning walks through Glen Canyon, groceries at Mollie Stone's, coffee or dinner along Portola, and quick access to Glen Park, Noe Valley, and the Inner Sunset. It's a neighborhood where everyday life feels easy, local, and surprisingly connected.

Who It’s Right For

Buyers looking for a detached single-family home with more space, a garage, outdoor living, and a quieter residential setting—without leaving San Francisco. Miraloma appeals to families, professionals, and longtime city residents who value views, access to nature, and a strong neighborhood feel.

Many buyers discover Miraloma after searching in Glen Park, Noe Valley, West Portal, or Midtown Terrace. They're often surprised to find they can get more house, more privacy, and more outdoor space while remaining just minutes from the neighborhoods they already know and love.

EXPLORE MIRALOMA PARK

Forest Hill Extension is one of those neighborhoods many San Franciscans know by sight but not by name. Developed as an extension of Forest Hill, it has long attracted homeowners looking for space, privacy, and a quieter pace of life—and remains one of the city's most established residential enclaves.

Market Snapshot

Miraloma Park is a predominantly single-family-home neighborhood where limited inventory and strong buyer demand can create a competitive market. Views, natural light, outdoor space, floor plan, and the quality of past renovations can create significant differences in value—even between homes just a few blocks apart.

Inventory is often limited, and the strongest homes can attract significant interest. Buyers frequently discover Miraloma while also considering Glen Park, Noe Valley, West Portal, or Midtown Terrace, drawn by the opportunity for more space, a garage, outdoor space, and views.

MARKET CHARACTERISTICS

  • Limited inventory with relatively few homes coming to market at any given time

  • Significant value differences based on views, light, orientation, floor plan, and outdoor space

  • Buyers often cross-shop Miraloma with Glen Park, West Portal, Midtown Terrace, and Noe Valley

  • Pricing is highly property-specific, making direct comparisons based on price per square foot alone less reliable

Things That Matter in Midtown Terrace

HOUSING & ARCHITECTURE

Miraloma is known for its predominantly single-family homes, many built from the 1930s through the 1950s. Garages, lower-level bonus spaces, yards, and views are common, but homes can vary significantly in layout, condition, and how they've been expanded over time. For buyers, understanding the quality of past renovations—and how well a home takes advantage of its light, views, and outdoor space—can make a meaningful difference.

LOCATION & CONNECTIVITY

Miraloma's central location is one of its greatest advantages. Portola Drive provides easy access to everyday essentials, while Glen Park, West Portal, Noe Valley, and the Inner Sunset are all nearby. Depending on the exact location, residents have access to Muni, Glen Park BART, and I-280, making the neighborhood surprisingly well connected for its quiet, residential feel.

IRL: In Real Life

Miraloma is the kind of neighborhood that can surprise people who don't know it well. The streets wind around the hillside, views appear unexpectedly, and no two blocks feel exactly the same. You might start the morning on the trails of Glen Canyon, pick up groceries on Portola, and be in Noe Valley or the Inner Sunset a short time later.

It's residential and peaceful, but not sleepy or isolated. There's a strong sense of neighborhood here—and for many buyers, it offers a combination of space, views, nature, and city access that's increasingly hard to find in San Francisco.

What Buyers & Sellers ask about Miraloma Park

Gary’s Perspective

I've always liked that Miraloma can surprise people. Buyers may start their search focused on Glen Park, Noe Valley, or West Portal, then discover Miraloma and realize they can find a single-family home, a garage, outdoor space, and sometimes remarkable views—all in a neighborhood that still feels very much connected to the city.

What stands out to me is how much homes can vary even within a few blocks. Orientation, light, views, outdoor space, and floor plan can completely change how a home lives and how buyers respond to it. That's why I don't think you can understand value here by looking at price per square foot or automated estimates alone.

For sellers, preparation matters enormously—but more isn't always better. I've seen homeowners spend money on improvements buyers barely notice while overlooking relatively simple changes that can transform how a home feels. Knowing where to invest, what to leave alone, and how to present a particular home to the right buyers can make a meaningful difference.

If you’re considering buying or selling in Miraloma Par, a focused conversation about timing, preparation, and positioning can make a meaningful difference.
