The Story Mattered More Than the Finishes

Selling a Dated Home in San Francisco: A Case Study in Smart Updates

This wasn’t about making it perfect. It was about making it make sense for the next buyer.

New!

36 Delbrook | Midtown Terrace

A family had lived here for years — raised their kids, built a life — but over time the house had simply been left as-is.

Red carpet downstairs, an aging kitchen, old wallpaper, outdated systems. The kind of home buyers often walk into and immediately start discounting.

We knew this wasn’t about a full transformation.

It was about making the right decisions — and leaving room for the next owner to do the same.

Knowing What Not to Do

Before bringing the home to market, we made a conscious decision not to overreach.

We didn’t redo the bathrooms.

We didn’t open up the kitchen.

We didn’t replace every light fixture or try to impose a finished design.

Because the right buyer wouldn’t want someone else’s version of that — they’d want to make those decisions themselves.

A Reset — Not A Reinvention

Not a full remodel — just the changes that matter.

What We Focused On

We focused on what actually changes how a home lives:

Floors and continuity
A clean, neutral reset
Core systems like electrical and heating

Then we executed simply and intentionally — refinishing the original hardwood floors, refreshing the kitchen, updating systems, and bringing clarity to the space.

Simple decisions that created a clean, solid starting point for the next owner.

The Buyer + Process

The eventual buyers came through a city program, which brought a different kind of process — more structure, more time, and the need for both a knowledgeable agent and patient sellers.

As things came together, the buyers were able to step into the process in a more meaningful way.

They participated in key finish decisions — including cabinetry and countertops — rather than inheriting a fully predetermined design.

They’ll also select their own lighting and plan to refresh the bathrooms after moving in.

The Detail

They chose the garage door color themselves.

Pink.

Not something we would have planned — but exactly the kind of personal detail that makes a house feel like home.

The Outcome

We didn’t try to finish the home.

We gave the next family a great one to start from.

That’s what made the difference.

Thinking about selling ?

Many homeowners aren’t sure whether to sell as-is or invest in improvements before going to market. Gary often helps sellers evaluate which updates are worth doing, coordinate preparation, and develop a pricing strategy that positions the home for success.

If you’re considering selling and would like a thoughtful assessment of your options, Gary would be happy to help.
